Eligibility Criteria

To qualify for the GFAL LWOB Program, applicants must meet the following requirements:

  • Be a Filipino citizen legally authorized to enter into an agreement.
  • Have a regular source of income.

If the residential property is currently occupied, the current occupant will have the priority to lease and eventually purchase the unit.

If the property is unoccupied, it will be available for rental to any qualified applicant on an “as-is, where-is” basis.

All improvement costs will be the responsibility of the lessee.

Applicants need to submit the following documents:

  • Duly accomplished Application Form
  • Photocopy of any two (2) valid IDs (original to be presented)
  • Proof of income
  • BIR Tax Identification Number (TIN)
  • Complete Checklist of Requirements

Step-by-Step Application Procedure

  1. Submit the complete application documents to the GSIS Real Property Accounts Management Department (RPAMD) at the GSIS Head Office or any nearest branch office.
  2. Wait for GSIS’s notification. The agency will issue a Letter of Approval of Lease with Option to Buy to the qualified lessee for his/her conforme, which is valid for 30 calendar days from receipt.
  3. Upon approval and signing of the lease agreement, the lessee will be required to pay two (2) months advance rental fee and two (2) months security deposit.
  4. The lessee may pay the rental and other fees to the agency under the lease contract through any of the following modes:
    • Cash
    • Post-dated checks
    • Manager’s or cashier’s checks

General Guidelines

  1. Properties available for the Pabahay Lease with Option to Buy are posted on the GSIS official website.
  2. Applications are accepted at Head Office, Branch Offices, Satellite Offices, or through email at gsisrpamdctcst@gsis.gov.ph.
  3. The lessee must use the leased premises only for residential purposes, with all illegal activities prohibited.
  4. The term of rent shall be one year, renewable annually at GSIS’s discretion.
  5. The lessee must notify the agency in writing of intent to renew at least three (3) months prior to lease expiration.

Responsibilities of the Lessee

  • The lessee is responsible for maintaining the leased premises in clean and sanitary condition.
  • Lessees must pay all utility bills and association dues, if applicable.
  • The lessee must not make unauthorized improvements without written consent from GSIS.
  • In case of damage, lessees are obligated to cover repair costs if they are at fault.

Penalties for Late Payment

Any unpaid, late, or underpaid rental fees will incur a penalty rate of three percent (3%) or Php500.00 per month, whichever is higher.

Option to Buy

The lessee has the option to buy the leased premises at any time during the lease agreement but not exceeding thirty (30) days before the expiration of the lease.

Upon exercising this option, the lessee must submit a written proposal to GSIS.

The lessee is liable for all obligations under the lease agreement during the 30-day period and until the actual date of full payment.
